OUR BUSINESS

Timbercreek Financial fulfills the demand from an underserved sector of the Canadian mortgage market by investing in shorter- term, structured mortgage loans with commercial real estate investors looking for faster execution and more flexible terms than are typically offered by Canadian financial institutions. This segment of the Canadian market is generally under-served by commercial banks that are reluctant to dedicate resources to these smaller, shorter-term mortgage investments and cannot typically provide the structure required to meet the borrowers’ needs.

OUR BORROWERS

Our borrowers are sophisticated commercial real estate investors, typically looking for financing to bridge a period of up to five years for such items as capital improvements and redevelopment of a property, or for the purchase of another property. Borrowers are willing to pay higher interest rates and fees for structured mortgage loans as our loans offer the ability to execute quickly on real estate investment opportunities, early repayment privileges, and include the option to use multiple properties as security.
